General Description
The Director of Maintenance will be responsible for the coordination and supervision of activities associated with the maintenance, housekeeping, repair and general upkeep of all Tribal grounds and facilities. Provides technical support in various project activities. Performs periodic on-site inspections and is responsible for keeping the Department Head abreast of progress on assigned projects. Prepares and submits reports as needed or required.  Plan work schedules and assign duties to maintain adequate staffing levels, to ensure that activities are performed effectively, and to respond to fluctuating workloads.
Responsibilities & Duties
  • Collaborate with workers and managers to solve work-related problems.
  • Review work throughout the work process and at completion, in order to ensure that it has been performed properly.
  • Transmit and explain work orders to laborers.
  • Check specifications of materials loaded or unloaded against information contained in work orders.
  • Inform designated employees or departments of items loaded, and problems encountered.
  • Evaluate employee performance and prepare performance appraisals.
  • Perform the same work duties as those whom they supervise, and/or perform more difficult or skilled tasks or assist in their performance.
  • Prepare and maintain work records and reports that include information such as employee time and wages, daily receipts, and inspection results.
  • Conduct staff meetings to relay general information or to address specific topics such as safety.
  • Counsel employees in work-related activities, personal growth, and career development.
  • Inspect equipment for wear and for conformance to specifications.
  • Resolve personnel problems, complaints, and formal grievances when possible, or refer them to higher-level supervisors for resolution.
  • Recommend or initiate personnel actions such as promotions, transfers, and disciplinary measures.
  • Assess training needs of staff; then arrange for or provide appropriate instruction.
  • Inspect equipment for wear and for conformance to specifications.
  • Inspects construction and installation progress on projects
  • Manages preventive maintenance of facility equipment, including HVAC and office equipment
  • Oversees and directs maintenance and janitorial workers engaged in equipment installation, facilities equipment repair, preventive maintenance and building cleaning
  • Other duties as assigned.
Education and Qualifications
  • Bachelor’s degree is preferred in mechanical, electrical or industrial maintenance or Associate’s Degree with experience or 5 consecutive years or more of experience. 
  • Previous management experience is desired.  
  • Effective oral and written communication skills.
  • Must have a valid Oklahoma Driver’s License. 
  • Must be able to pass a background check. 
Physical Requirements and Working Conditions
  • Have good physical strength and stamina; 
  • Be independent, responsible and self-disciplined; 
  • Ability to lift 50lbs. 
  • Sitting or standing or walking for long period of time; occasional bending, squatting, kneeling, stooping; good finger dexterity and feeling; frequent repetitive motions; talking hearing and visual acuity.
